Drawings and planning

I know what I want.

An extension, a loft conversion, or changes inside. You don’t need a Scope first: we go straight to the survey and drawings, and I take it through planning.

How it works

  1. 01

A first conversation. Tell me what you’d like to build. I read every request myself and reply within two working days.

  2. 02

Measured survey. I measure your home and draw it as it is now, so the design starts from accurate drawings.

  3. 03

Design options. I draw the ways it could work, checked against the rules that apply to your property and what’s been approved nearby, so you choose with the planning picture in view.

  4. 04

Planning drawings and the application. Once you’ve chosen, I prepare the planning drawings, submit the application and deal with the council.

  5. 05

Building Regulations and the build. Technical drawings, and coordinating the structural engineer and building control — qualified professionals I bring in and manage for you.

An informed view of what’s likely, not a promise. The decision always rests with the council.

03

Costs you pay separately

  • Council fees for the planning application or a Lawful Development Certificate

  • Building control fees

  • The structural engineer

  • Party wall surveyors

  • Topographical or drainage surveys

  • Thames Water build-over agreements

  • The Community Infrastructure Levy (CIL), where it applies

I’ll tell you which apply to your project before you commit.

04

Also

  1. 01

Lawful Development Certificates. If your project is permitted development, I prepare and submit the application for a certificate that confirms it.

  2. 02

Measured surveys and existing drawings. Accurate drawings of your home as it is now. Useful when you’re selling, or working with an interior designer or a kitchen company.

  3. 03

Revised applications. After a refusal, a revised application that answers the council’s reasons.

  4. 04

Finding a builder. I prepare the tender pack, get quotes from builders and go through them with you. I don’t take money from builders.

  5. 05

Meetings and site visits. I come to the council’s pre-application meeting, and visit during the build when you want me there.

A few projects at a time.

I keep PlotScope small so every project gets my full attention. Tell me about your home and I’ll come back to you personally.

I read every request myself and reply within two working days.
