Drawings and planning

Loft conversions

An extra bedroom, a study or a bathroom at the top of the house, without giving up any garden. I’ll draw it, check the planning route and prepare it for Building Regulations.

01

Which route it needs

Many loft conversions on houses are permitted development, within limits on the extra volume, where dormers can go and the materials used. A dormer on the roof slope facing the road is not permitted development.

In a conservation area, roof extensions are not permitted development, so they need a planning application.

Flats have no householder permitted development rights, so a loft in a flat needs a full planning application.

Where a project is permitted development, a Lawful Development Certificate from the council confirms it. It’s optional, but it gives certainty and is often asked for when you sell.

An informed view of what’s likely, not a promise. The decision always rests with the council.

Other things to plan for

  1. 01

Fire safety. A new floor changes how you would get out in a fire. Building Regulations usually call for a protected escape route down through the house.

  2. 02

The staircase. Finding room for a new stair, with enough headroom, often decides the whole layout.

  3. 03

A structural engineer. Usually needed for steel beams, new openings in load-bearing walls and foundations. Their calculations go to building control. I bring the engineer in and manage their work for you.

  4. 04

Party walls. On a terrace or semi, the Party Wall etc. Act 1996 may apply if work is on or near a shared wall or boundary, or digs close to a neighbour’s foundations. Notices must go to the neighbours in good time before work starts.

  5. 05

Building Regulations. A separate approval from planning. It covers structure, fire safety, insulation, drainage and ventilation, and most extensions and structural alterations need it. I prepare the technical drawings.

03

How I work

Measured survey, design options, then planning drawings. I prepare and submit the application, and deal with the council. Then the technical drawings for Building Regulations, with the structural engineer and building control coordinated for you.
