Your home and what you want

I’ve been refused.

A refusal letter can be hard to read. I’ll go through it with you and tell you plainly what I think.

If you want to appeal a householder application, you usually have 12 weeks from the date on the decision letter. For a full planning application, such as most work to flats, it’s usually 6 months. It can be less if you’ve had an enforcement notice.

A second opinion after a refusal

Your options

  1. 01

Change the design and apply again. A revised application that answers the council’s reasons.

  2. 02

Appeal. An appeal goes to the Planning Inspectorate, not the council. Speak to a planning consultant about whether it’s worth it.

  3. 03

Stop, or wait. Sometimes the honest answer is that it’s not worth it, and I’ll explain why.

What I do

I read the refusal, the officer’s report and the policies, and tell you plainly whether a revised application is worth it, or whether to talk to a planning consultant about an appeal.

A Scope is an informed view of what’s likely, not a promise. The decision always rests with the council.

A few projects at a time.

I keep PlotScope small so every project gets my full attention. Tell me about your home and I’ll come back to you personally.

A Scope is a fixed fee, confirmed before you commit. I read every request myself and reply within two working days. If you go ahead with drawings within 6 months, the Scope fee comes off the drawings fee.
